I have capital, not a site
You put up the capital, we find the location. The site contract is held by ADZE; every dealing with the area, the rent and the risk stay with us. You look only at the return on the investment.
How the site search works
The critical part of this model is the timing between investor and site. Connect the two in the wrong order and both sides lose — so we set out the sequence up front.
- 1
Profile conversation
Your budget, target region and timing. We establish what size of site you want to be matched with.
- 2
Letter of intent and deposit
Before we start searching, a mutual letter of intent and a deposit are taken. The reason is plain: if we sign with a landowner and the investment doesn't arrive, we have put that relationship and ADZE's reputation at risk.
- 3
Site research
We scan candidate points in the region and measure electrical capacity and passing traffic. We produce a volume band from the real data of comparable sites of ours.
- 4
Site presentation and acceptance
We present one or several candidates; for each, the expected volume, the budget and two scenarios. If none suits you we keep searching; deposit refund terms are written into the contract.
- 5
Site contract held by ADZE
The lease and right of use are set up in our name. The landowner relationship, the rent payment and any dispute stay with us.
- 6
Build and operation
The charger is purchased in your name; the build and commissioning are ours. Settlement is reported monthly on a single page.
How the money reaches you
Collection runs through ADZE. At month-end our operating share and the site rent are deducted from sales and the remainder is transferred to you. We pay the rent to the landowner — you never deal with them.
Driver pays by card
Charged as soon as the session ends
Collection pools at ADZE
We pay the site rent
Month-end settlement
Sales, share, rent and costs on separate lines
Payment reaches you
At the end of the following month
Rent is ours, collection risk is yours
The contract with the landowner is in our name; the rent, any rent increase and any dispute are ours. In exchange, because the charger and the sale are yours, the risk of uncollected amounts is yours. We chase it and add it to your settlement once collected; but we do not guarantee it.
Why our share is higher than Model 1
The base is the same: turnover excluding VAT. But in this model ADZE takes on the site research, the site contract, the rent and all the risk attached to the area. If the landowner walks, the rent rises or the area causes trouble, we are the ones who deal with it — not you.
We don't publish the rate; it varies with the site's volume and rent burden, and we give it in the written offer.

Things to watch in this model
Search time varies
A suitable site sometimes turns up in two weeks, sometimes in two months. Rather than rush into a weak site we recommend waiting; the gap can reach 20×.
Deposit and refund terms
The deposit is the condition for us starting the search. When it is refunded and when it is offset is written explicitly into the contract.
Our regional limit
For now we work in Marmara and the Aegean. When there's a fault we need to be on site the same day; we don't promise what we can't deliver.
When your investment pays back
In this model the site rent enters the calculation too. We pay it, but because it is deducted from your settlement it affects payback — and we show that from the start.
BUSY LOCATION
Year 2–3
High volume, but the landowner wants a high share too.
AVERAGE LOCATION
Year 3
Balanced volume, balanced rent. The band most investors land in.
WEAK LOCATION
We advise against
We won't put you into this site; we refund your deposit.
Four-year trend at a busy location
Energy sold per year (kWh). A band derived from the real trend of our own DC sites; on average a 1.8× rise from year one to year two, then a plateau.
Payback in this model
The busiest site is not always the most profitable investment: high volume comes with high rent. In the site presentation we show volume and rent together for each candidate — the decision is yours.
Electricity cost varies by region
Subscription type and distribution region produce a different unit cost at every site. In this model the bill comes to you, so the difference lands on your gross profit; we show the tariff of each candidate site side by side in the presentation.
Questions specific to this model
Why do you ask for a deposit before searching?
If we sign with a landowner and the investment then doesn't arrive, we put both that relationship and ADZE's reputation at risk. The deposit is what going out to the field is based on; refund and offset terms are written explicitly into the contract.
What if no suitable site is found?
The deposit is refunded on the terms written into the contract. Rather than rush into a weak site we recommend waiting — the gap between our own sites can reach 20×.
Who manages the landowner relationship?
We do. The lease is held by ADZE; the rent payment, any dispute and every matter concerning the area stay with us. You never deal with the landowner.
Who pays the electricity bill?
In this model the subscription is opened in your name and the bill comes to you; our share is calculated on turnover before electricity. If you want a different arrangement it is discussed separately in the offer.
What if a customer doesn't pay?
Collection is by card and happens as soon as the session ends, so it is rare. Even so, uncollected sessions can occur, and in this model the charger is yours so the risk is yours. We chase it and add it to your settlement once collected. In exchange the site rent is entirely ours — you don't carry that load.
Let's look for a site that fits your budget
The first conversation is free. Let's talk about what size of site your budget and target region put you in reach of.
Apply for Model 2MODEL 1
I have the site, I fund it myself
You put up both the space and the capital. What you get from us is the sub-licence, the network software and the day-to-day operation. The charger is yours, the revenue is yours; we are simply the operator.
MODEL 3
I have the site, let ADZE fund it
You just provide the area. Charger, build, electricity subscription, maintenance and operation are entirely ours. Without committing any capital, an unused area of yours starts producing income.
